Acquisition Job Training Program - Internship
The Acquisitions Analyst SkillBridge opportunity at Pheenyx Capital is a 180-day hands-on training program designed to help transitioning service members build practical experience in commercial multifamily real estate acquisitions and investment analysis. Participants will be trained in deal sourcing, market research, financial modeling, underwriting, due diligence, and investment memo preparation while working alongside leadership on active transactions and pipeline opportunities. The program is designed to translate military strengths in analytical thinking, mission planning, risk assessment, and execution into the civilian real estate finance sector, providing direct mentorship, exposure to live deals, and the technical skills needed to transition into a full-time role in acquisitions, asset management, or investment analysis.
Core Responsibilities:▪Source multifamily acquisition opportunities through broker relationships, off marketoutreach, and market research across target Southeast and Sun Belt markets▪ Build and refine underwriting models to evaluate potential investments (projected returns,cap rates, debt analysis, renovation budgets, exit strategies)▪ Conduct market analysis including rent comps, demographic trends, employment data, andsubmarket performance▪ Prepare investment memos and presentations for the CEO and investor community▪ Manage the due diligence process from LOI through closing, coordinating with brokers,lenders, attorneys, and property inspectors▪ Build and maintain relationships with commercial real estate brokers to ensure consistentdeal flow▪ Track acquisition pipeline metrics and report on deal activity weekly
